Villa Holiday Rental – Terms & Conditions

These Terms and Conditions apply to all bookings made through our website for stays at our villa property (hereafter referred to as "the Property"). By making a booking, you agree to comply with and be bound by the following terms.

1. Booking and Payment

• A valid credit/debit card is required to secure the booking via the booking portal.

• Payment terms will follow those set out on the villa website and booking portal (e.g. £500 deposit at time of booking, with balance due four weeks before the stay).

• The lead guest must be at least 21 years of age and authorised to make the booking on behalf of all listed guests.

 

2. Damage Deposit

• A refundable damage deposit will be required as stated on the website. This will be held against damages, breakages, or excessive cleaning.

• The deposit will be refunded within 7 days after checkout, subject to satisfactory inspection.

 

3. Cancellation Policy

• Cancellations must be made by email to bookings@pearlvillaprotaras.com and are subject to the cancellation terms specified. The booking deposit will returned on cancellations up to 4 weeks before the stay. For cancellations within 4 weeks of the stay, 50% of the full booking price paid will be refunded, along with the damage deposit.

 

4. Check-In and Check-Out

• Check-in time 2:00 PM

• Check-out time:10:00 AM

 

5. House Rules

• No smoking inside the Property.

• No pets allowed unless explicitly agreed upon in writing.

• No parties, events, or unregistered guests.

• Guests must respect noise levels, especially between 10 PM and 8 AM.

 

6. Maximum Occupancy

• The maximum occupancy of the Property is strictly enforced. Exceeding the limit may result in immediate cancellation of the booking without refund.

 

7. Guest Responsibilities

• Guests are expected to treat the Property with care and respect.

• All appliances, equipment, and furnishings must be used as intended.

• Guests are liable for any damage or loss caused during their stay.

 

8. Liability

• The Property owner/manager is not liable for any injury, loss, or damage to guests or their belongings during the stay.

• Guests are responsible for their own travel insurance and personal safety.

 

9. Access

• The Property owner/manager reserves the right to access the villa for emergency maintenance or inspection, with reasonable notice given where possible.

 

10. Force Majeure

• The Property owner/manager is not liable for events beyond their control, including but not limited to natural disasters, power outages, or other force majeure events that may affect your stay.

 

11. Governing Law

These Terms and Conditions are governed by the laws of Cyprus.
